On April 24, 2023 the City of Chandler City Council held a work session so staff could present proposed changes to the Chandler Code of Ordinances.
Some of the proposed changes are:
1 – Modify Required Setbacks within Certain Area:
Provides city to administratively reduce setbacks in certain locations and under certain conditions.
2 – Modify Requirements for free standing pad buildings
Eliminates maximum total number of pads as part of design.
3 – Modify Requirements for drive throughs
Establish minimum queuing for pick up lanes. One lane to meet minimum queuing.
4 – Increase Height for mid-rise overlay
Because 3 & 4 story buildings with mechanical screening can be just over 45 ft tall, this proposes to increase the MRO height to 55 feet.
5 – Enlarged permitted glad sign area in City Center District
Increase sign area to be visible to drivers.
6 – Outdoor Speakers (businesses)
Allow outdoor speakers without and EUP (Entertainment Use Permit)
7 – Permit Single-Family in Multi-Family Districts
Permit SF dwellings by right in certain multi-family zoned areas.
8 – Allow Residential Access from Alleys
9 – Driveways & Front Yards
Establish maximum percent of front yard for hardscape. No longer require off street parking areas to be connected.
10 – Permit ADUs (Accessory Dwelling Units) Single Family Districts
Allow ADUs by right in SF zoned properties by right
11 – Increase Size of Residential Open Air Ramadas
Increases maximum square footage to 200 sf.
12 – Neighborhood Perimeter Walls
Adds a requirement of minimum 6ft high perimeter wall between developments.
13 – Right Size Multi-Family Parking Requirements
Increase required amount of parking for multifamily complexes and require one free assigned parking spot per unit.
14 – Guest Parking Requirements
Requires guest parking spaces if on-street parking is not available within development.
15 – Murals
Allows murals by right as long as they are not considered a sign.
16 – Buildings Constructed of Shipping Containers
Consider allowing buildings to be made of shipping containers, even along arterial roads, if designed creatively.
