On January 31, 2017, Peoria Mayor Cathy Carlat was our guest for Coffee with the Mayor. Members and guests enjoyed her humor and her valuable information as she described Peoria now and her vision for Peoria.
Perhaps one of the most interesting and valuable pieces of information was the Mayor’s list of projects.
The City is currently pursuing the following new real estate development projects:
•Innovation Center @P83 – this is a proposed mixed-use corporate campus project with class A office, support retail and restaurant, as well as a potential full service hotel to be located on the existing surface parking lot next to the sports complex;
•14-acre city-owned site at Peoria Avenue/Loop 101 – this is a proposed class B+ office development for further advanced business service company attraction to Peoria;
•Re-Use of the city-owned building (former Country Diesel restaurant) on 83rd/Mariners Way in P83 – this is being positioned to become a technology commercialization center in partnership with key businesses or institutions of higher education; and
•Washington Street Block in Old Town – this is a redevelopment project underway including land acquisition and demolition of structures and improvements to assemble a large enough parcel for market-based redevelopment opportunities.
Housing Developments:
• Lake Pleasant Heights
• The City Council recently approved an amendment to the Lake Pleasant Heights master-planned community. LPH is a 3,268-acre planned community generally located to the east and north of Vistancia. Over 40% of the project area will be held as open space providing future recreational opportunities to citizens. The project includes up to 6,561 residential units, commercial nodes and school and public safety sites.
• Happy Valley 40
• 60-lot single-family residential development by Taylor Morrison. The development is located along Happy Valley road between 83rd Avenue and 91st Avenue. The Final Plat will be on the 2/7/17 City Council agenda.
• Trailside at Happy Valley
• 357-lot development under construction at 95th Avenue and Happy Valley Parkway. The northern portion is Pulte Homes and the southern half is Shea Homes.
• The Meadows Parcel 2, Phase 1 & 2
• 174-lot development by Maracay Homes under construction at Deer Valley and 91st Avenue.
• The Meadows Parcels 7 & 8
• 280-lot development by Maracay Homes under subdivision review near LPP and Deer Valley Road.
• Three Olive Park
• 158-lot subdivision by Garrett Walker Homes under construction. The site is located at the SEC of Olive Avenue and 103rd.
• Querencia
• 72-lot subdivision by Meritage Homes under construction at NEC Yearling and Lake Pleasant Parkway.
• West Wing 24/27
• 122-lot subdivision by Mattamy Homes under construction at SEC & NEC of Lake Pleasant Parkway and West Wing Parkway.
In addition to this great line up of real estate projects, the Mayor announced a newsletter designed for real estate agents, brokers and those in the real estate industry.
