Here in the West Valley we have a lot of land owned by the State Land Department. Some of it is located along freeways, some in the middle of towns or cities, and some in undeveloped areas.
Most people are aware the State Land Department sells land in auctions, but did you realize they also lease land? Some of the land they lease has several streams of income from various leases on the land.
As you and your clients scan the desert and ask “who owns that?”, you may want to check the State Land Department and their holdings. Their State Land interactive map can be customized to show topography, streets, beneficiaries, as well as parcel specific information.
