The Corporate Transparency Act: How it Impacts Your Business, Zoning, Eloy and Pinal County Housing Demand Survey

Corporate Transparency: Attorney Patrick McQueen of Medalist Legal has information of interest to almost every REALTOR and most affiliate members – changes in LLC and other business entity reporting laws through the Corporate Transparency Act. The heart of the new requirement is a mandatory filing of beneficial interest to FinCen (Financial Criminal Enforcement Network) every year beginning on January 1, 2024. How do you know if your LLC, PLLC or corporation is required to submit the Beneficial Ownership Reporting form? FinCEN has a website with FAQs and a 48 page small business specific booklet. In his most recent newsletter, Patrick outlines some of the considerations real estate professionals need to know in order to determine if they need to file these reports.

If your reporting entity is required to file the beneficial ownership information and was formed prior to January 1st 2024, you have until January 1st 2025 to file the information. If you create an entity after January 1st 2024, you have until 30 days after receiving notice your entity is created to file.

City of Eloy and Pinal County Housing Demand Survey 2024 – In the fourth quarter of 2023 WeSERV conducted a Housing Demand Survey at the request of the City of Eloy. We expanded it to include Coolidge, Florence and areas around Eloy. WeSERV has, and continues to, advocate for housing availability and affordability for wage earners earning between $45,000 a year and $95,000 a year gross. This translates to a net income of about $40,000 a year to $80,000 a year. Watch www.weservgad.org for the report posting soon.

Zoning – WeSERV is supportive of local decisions being made at the local level. Changes in zoning ordinances should remain at the local level. We are seeing increasing efforts at the state level to circumvent local zoning. This basically renders the General Plan mute and illuminates the purpose of zoning.
